Anthropic is bypassing cloud middlemen to build its own AI infrastructure, backed by $15 billion in bank financing and Google's balance sheet.
Anthropic is in final-stage talks to secure $15 billion in financing for a Texas data center campus and on-site power plant, with Google providing financial guarantees and TPU chip supply, according to the Wall Street Journal.
"Google has issued guarantees covering billions of dollars of Anthropic's lease and power payment obligations if the AI startup fails to meet its commitments," the report said, citing people familiar with the matter.
A group of banks led by Morgan Stanley would provide the $14 billion bridge loan and revolving credit facility to Nexus Data Centers for construction in Hubbard, Texas. The campus will include a natural gas power plant with 1.6 gigawatts of generating capacity — enough to power roughly 1.3 million homes. Google will receive approximately 20 percent equity in the data center and power project in return for its backing.
The structure shows how established technology companies are using their balance sheets to fund infrastructure for newer AI developers, bypassing traditional cloud rental models. Anthropic has signed over a dozen preliminary lease agreements with U.S. developers and targets at least 10 gigawatts of capacity in coming years, directly competing with OpenAI's similar $250 billion backed Ohio campus that could reach 10 gigawatts.
Anthropic's Direct-Lease Strategy
The Hubbard development marks a strategic shift for Anthropic, which is choosing to lease data centers directly rather than renting server capacity from cloud providers. Tim Hughes, a former Stack Infrastructure executive hired this year, leads the leasing initiative. The company plans to deploy Google's tensor processing units at the site — chips that Google codesigns with Broadcom. A separate vendor financing agreement between Anthropic and Broadcom will cover the chip costs, the report said.
Google's Expanding AI Bet
Google's role extends beyond chip supply. By guaranteeing Anthropic's lease and power payment obligations, the search giant is effectively underwriting the AI startup's infrastructure expansion while securing a 20 percent equity stake in the project. This mirrors a broader industry pattern: OpenAI has discussed a similar arrangement with Nvidia for its $250 billion Ohio campus, and Microsoft has committed billions to OpenAI's compute needs through Azure.
For investors, the deal signals that AI infrastructure demand remains insatiable despite concerns about overcapacity. The $15 billion financing — one of the largest single-project data center loans on record — validates the thesis that frontier AI models require unprecedented compute density. Google's willingness to backstop the project also deepens its competitive positioning against Microsoft-backed OpenAI and Amazon's own AI chip efforts through its Trainium and Inferentia processors.
Anthropic's direct-lease approach could pressure traditional cloud providers if more AI developers follow suit. By owning the infrastructure layer, AI startups gain pricing leverage and avoid vendor lock-in, though they take on construction and operational risk. The 1.6 GW Texas campus, if completed, would rank among the largest single data center developments in the United States.
