Memory pricing power has shifted from buyers to sellers as Samsung Electronics, SK Hynix, Micron Technology and SanDisk lock in five-year supply deals covering up to 70 percent of planned capacity, lifting the industry's cycle floor above historical peaks.
"The prepayment mechanism is the most distinctive feature of this round of LTAs compared with previous cycles," Goldman Sachs analysts led by Giuni Lee wrote in an Aug. 4 report that compared contract terms across the four manufacturers.
SanDisk's eight signed long-term agreements carry a minimum $93.9 billion in revenue at floor prices over a weighted average of more than four years — roughly $20 billion a year against annualized revenue of about $42 billion. Micron expects about $22 billion in prepayments and said that even at contractual floors, gross margins would exceed the 60 percent peak of any prior cycle.
The same contracts that protect downside now cap upside. Bernstein's July price tracker shows third-quarter DRAM and NAND contract prices rising about 20 percent quarter over quarter, down sharply from the second quarter, with embedded price ceilings and weak PC and mobile demand compressing further gains.
Goldman's comparison found the shift runs across four dimensions. Durations have stretched from the historical one-year standard to five years, with Samsung adding an annual rollover so agreements never expire. Coverage has jumped from 20 percent to 30 percent of capacity in 2023-2025 to 60 percent to 70 percent today, with more than 90 percent of advanced HBM capacity already committed. Pricing has moved from fixed rates to asymmetric bands — Samsung caps quarterly declines at 5 percent with no ceiling on increases, while SK Hynix removed price caps entirely and ties contract rates to spot markets. Enforceability has hardened through prepayments: Micron expects $22 billion in deposits, SanDisk holds more than $11 billion in financial guarantees, and Samsung has received about a quarter of its contractual prepayments.
Buyers accepted the terms because the alternative is worse. Without a long-term agreement, a cloud provider cannot secure enough HBM and DRAM for the AI computing buildout, and with Samsung and SK Hynix holding just two to four weeks of inventory — below the normal four to five weeks — suppliers have no reason to cut prices.
The trade-offs differ by company. Micron's contracts set explicit floors and ceilings benchmarked to second-quarter 2026 prices, protecting downside but capping upside. Samsung's asymmetric terms keep the floor while leaving gains uncapped. SK Hynix eliminated the ceiling, preserving the most upside on standard DRAM, at the cost of coverage about 10 percentage points below Samsung's.
Bernstein analyst Mark Li said storage is becoming a cost burden for AI and non-AI applications, and that price ceilings in some LTAs are suppressing further increases. He maintained outperform ratings on Samsung, SK Hynix, Micron and SanDisk, with targets of 440,000 won, 3.3 million won, $1,300 and $3,000 respectively, while keeping an underperform on Kioxia at 40,000 yen.
The real test comes when new capacity arrives. Total NAND capacity of about 2.01 million wafers a month can rise to roughly 2.15 million by year-end through existing fabs and process upgrades, but new cleanrooms take 18 to 24 months and begin adding 17 percent to 19 percent to supply only from mid-2027. When that supply lands, buyers who prepaid billions for five-year contracts will find out whether the fine print — written entirely by suppliers — protects them or locks them into outdated prices.
